Here are some tips from LMPD around reducing opportunities for car and property theft.

Please consider the following prevention tips to greatly reduce your chances of being victimized:

·        REMOVE KEYS FROM INSIDE VEHICLES

·        LOCK VEHICLE DOORS

·        CLOSE GARAGES

·        REMOVE GARAGE DOOR OPENERS FROM VEHICLES

·        REMOVE ANY VALUABLES FROM INSIDE VEHICLES

Your cooperation is essential in making our neighborhoods safer and less appealing to potential thieves. By locking your vehicles and ensuring keys and garage door openers are not left inside, we can collectively deter criminal activity.

Return of House Plans

Teaching, Learning, & Loving: September 2013

As our community's development nears completion, we'd like to address an important matter regarding your building plans. Throughout the development of Persimmon Ridge, we've stored copies of all building plans for homeowners' convenience. However, due to limited storage space, the HOA has decided to return these plans to their respective owners.

Key Points:

1. Plan Return Process:

- All plans should be picked up at the pool house.

- To ensure a quick pickup, a SignUp Genius is available now for you to choose a time to pick up the plans.  Link to SignUp Genius: https://www.signupgenius.com/go/10C0A49A9AF29A0FAC34-52458858-return#/

- The pick-up date is November 7th.

- If you wish to collect a copy of your building plans but this date doesn’t work for you, please email PRHOADirectors@gmail.com no later than November 7th.

2. Collection Deadline:

- Homeowners have until November 7th to collect their plans or emailPRHOADirectors@gmail.com to make arrangements to pick up.

- On November 8th, all uncollected plans will be destroyed.

3. Future Considerations:

- If you intend to make architectural changes to your home or property in the future, thePersimmon Ridge Architectural Review Committee (ARC) reserves the right to request a copy of your building plans, if necessary for review.

- As a homeowner, you are required to provide this information upon request.

We understand this is a significant undertaking. As your board is run by volunteers, we appreciate your patience throughout this process. Don't miss this opportunity to obtain your building plans.

Playground and Pavilion Project

The playground and pavilion project is nearing completion.  The pavilion has been completed, while the playground is still under construction.  We are waiting for additional mulch to be brought in prior to opening up the playground for use.  We hope that the mulch will be installed in the next few weeks.  More details will be sent out and posted on the PR HOA FB page once we have a firm opening date for the playground.  We appreciate everyone's patience as we focus on completing the playground!

Invasive Grasses at the Tennis Courts

Great news!  Greenscapes will be clearing the invasive grass by the tennis courts this fall!    The invasive grass has constantly been an issue as they have been getting bigger every year and attract weeds and bugs.  It has also become a trash repository.  We are excited to finally get rid of this around the tennis courts while replacing them with green arborvitaes that will be much more appealing.

2024 Election Polling Location for Persimmon Ridge Residents

Election voting for our neighborhood will take place at the clubhouse once again this year on Tuesday, November 5.

Trick or Treating

Halloween is this week! Trick or Treating will take place in the neighborhood on Friday,November 1st from 5:00-8:00pm.  If you would like to participate, please ensure your porch light is on. This will help differentiate between the homes that are participating and those that are not. Hope everyone has a great time!

Mailbox Maintenance

Thank you to those who have updated your mailbox so far. Once maintenance is complete, please send Cornerstone a quick email at melinda@contactcornerstone.comso your address can be marked off.

New Late Fee Policy in effect beginning October 15

At the September 2024 Board Meeting, the PR HOA Board of Directors unanimously adopted a new Late Fee Policy. Please see below.  This new policy was put into place due to the previous policy not getting the attention of those who continued to put off paying their required balances.

New policy:

A late fee of $50.00 will be assessed on any account that exceeds the due date for the first month (30 days).

Thereafter, a $25.00 per week late fee will be assessed until the balance is paid in full.

Additionally, any member carrying any balance will be prohibited from using any community amenity, including but not limited to the pool, pavilion, playground, tennis courts, etc.

The board will consider a reasonable payment plan for hardship matters, at their discretion, and on a very limited basis.

Cornerstone Property Management will continue to follow the 30, 60, 90 day notices.The Board of Directors will approve accounts to go to the Association’s attorney for collection.

All fees related to collection, ie attorney fees and court fees will be billed to the account holder and in accordance with the declarations.

Bi-Monthly HOA Meetings

The PR Board conducts bi-monthly meetings. The next meeting is scheduled forTuesday, November 12 at 6:00pm.  There is always an opportunity for residents to attend the open session at the beginning of the meeting to discuss whatever topic anyone wants to bring to the board's attention.  In order to get on the agenda for the next meeting, please contact Cornerstone at melinda@contactcornerstone.com.

Exterior Alterations Requests

Please make sure if you are planning any change to the exterior of your home to fill out the Architectural Review Form that can be found on Cornerstone’s website (examples include a fence, playground set, fire pit, deck, dumpster etc).  This includes if you will have a dumpster on site for any project for any amount of time.

Once Melinda receives your application, the process usually only takes a few days to complete. She works closely with all applicants to ensure the Architectural ReviewCommittee (ARC) has what they need to evaluate your project for a successful result.
